Job Purpose:
This role is responsible for the day to management of our management portfolio, the role will include arranging property maintenance, gas safety certificates, property inspections, administration and dealing with any emergency work.
Main Duties and Responsibilities:
Property Management
• Managing and maintaining an allocated portfolio.
• Organising supplier, landlord and tenant payments.
• Organising and completing all gas safety certificates and other legal requirements before a tenancy commences.
• Dealing with the return of deposits and liaising with the Tenancy Deposit Scheme.
• Managing fund requests to landlords
• Managing the annual fees for FMS Clients
• Managing and processing tenant deposits in relation to lettings, this will include processing registrations, dilapidations and TDS correspondence
• Tracking and monitoring utilities paid by the landlord to ensure prompt payment
• Ensuring that all notices are correctly served, in accordance with appropriate legislation.
• Liaising with our solicitors to ensure that Landlords and Tenants needs are met.
• Ensuring the renewal and new deal targets are met.
• Updating and managing Landlord and Tenant banking account details
Other:
• Ensuring company procedures are in line with current legislation.
• Dealing with all contractor, tenant and landlord queries.
• Implementing and maintaining our terms of business through-out the department.
• Responding to queries from debtors and creditors as required.
• Process invoices
• Developing monthly management reports in relation to Property Maintenance, and New Deals and Terminations
• Managing petty cash
• Reconciling the business credit card statements where used.
Person Specification:
Essential
• Relevant management experience
• ARLA level 1 qualified, or equivalent
• Excellent customer service focus
• Understanding of lettings legal process
Desirable
• ARLA level 2 qualification, or equivalent
• Relevant accounts qualification(s)
• Lettings negotiator experience
