A day in the life of a Moretons negotiator...........Runner up!

Moretons may be a small office but there is never a lack of excitement and activity. After arriving in the office in a race against time, the initial exchange of good mornings and the now routine friendly natter over a cup of coffee makes a good and positive start in the world of Real Estate.
I, as everyone else at Moretons take my role very seriously. I believe that passion for people, relationship building, and the drive to please and excel at service provision is what makes us the success story that we are.
My role is that of lettings negotiator and I love the diversity and involvement it demands. As lettings negotiator there are three main aspects to consider:
1. the landlord
2. the tenant
3. the market
In the first instance it is very important to understand the relationship between the 3 points above. Landlords need tenants and tenants need properties. Without properties there wouldn’t be a landlord or tenant. A change in any of the above has a great impact on the other as you can imagine. The key factor in my case is to keep analysing the market and communicate and most importantly act on every change and development in the market.
1. The landlord
The landlord needs to understand how much his property is worth and so it is up to me to consult and in some cases even re-educate the landlord on real term property values and movement. Not only the price but also the decoration plays a key part in successfully letting a property. Feeding the landlord a bitter “your property needs a re-vamp” pill is never fun but always in their best interests. The truth is not always beautiful but at Moretons it’s not about clouding the sky pink if it really is grey and so far has always achieved the best outcome = a happy landlord. In addition to decoration, a property that is priced too high will price itself out of the market and worse still, make other properties look more attractive to the tenant. This is one reason why we at Moretons speak to our landlords at least once a week. It gives us the opportunities to not only advise and feedback comments from viewings, it allows us to build a relationship with the landlord who we are ultimately trying to provide the best possible service to.
2. The tenant
In the 2nd instance there is the potential tenant who is in need of finding a new home. It is my job as lettings negotiator to listen, dissect and understand the requirements of potential tenants and match these to the properties that are available on the market. In many cases tenants don’t understand the relationship between their needs and the market and so it is up to me to best advise them on the reality of “what is out there” versus expectations. This is only possible by walking in the tenants shoes. What I would need in their case, what would I expect, what would I compromise on if this was me… The personal touch, going the extra mile...little factors such as having children stairs could be a problem or being from a warmer climate and needing lots of natural light, or being new to the city (might not know which areas are best suited…) make all the difference…
Once expectations and requirements have been discussed and put in check I will arrange a viewing of all properties that are best suited to the potential tenant. It is very important to me not to waist anyone’s time – which is another reason I ensure to know as much as possible about the ideal property, location and even little things such as life style and hobbies.
3. The market
The dictionary definition of the market place is as follows: the world of commercial activity where goods and services are traded or bought and sold.
The market place in the world of lettings is the place where negotiations between landlords and tenants take place. This task can be a very easy one – depending on how well the negotiator has communicated and kept the landlord and tenant in the know about fluctuations and developments “on the street”. I would like to believe that Moretons have achieved a good way of making this an easy place to operate. The way we have achieved this is by communicating factually and honestly to both landlords and tenants about “what the word on the street is”.
In addition to the above we have to remember that without competition there would be no market. At Moretons we acknowledge that there is competition but we don’t see this as a threat – we chose to work with it. Building a good working relationship with other agents means that we expand the market place of our own properties allowing our landlords to find tenants via other avenues than our own. It also allows us to serve potential tenants better (if necessary) by providing a wider range of properties, increasing the success rate for both parties.
In addition to the above we work very closely with the sales team as any sale may bring with it a new landlord – a landlord that needs a tenant. It is a never ending cycle of seemingly the same but no day and no deal is ever the same!
Team work is written in capital letters at Moretons and I believe that it is this attitude, the motivation to excel and provide the best and most effective service both internally and our customers is what makes us the enthusiastic and winning team that we are.

The ceremony took place on Tuesday 19th May 2015 at The Brewery, London EC1Y with a host of companies from across the UK, vying for 17 awards. The Crabtree Group were winners in the national small business category celebrating the accomplishment of raising over £33,000 for The Lullaby Trust. A series of events took place around three main challenges – a 62 mile walk, 10,000 ft sky dive and Fun Day comprising a 5km, 10km and children’s run alongside a series of stalls – a feat underlined by employee engagement across the full work force.
The Group decided to mark the 30th anniversary of the business by raising £30,000 for The Lullaby Trust. To raise over £33,000 is a phenomenal achievement that saw every member of staff play a part in reaching this ambitious amount. We would like to thank our colleagues, friends, family, clients and a number of companies that sponsored the Fun Day as well as getting involved in some of the activities directly.

Moretons to the mountains........!

On the 25th of July 9 walkers, 4 support crew and two mini vans will attempt to complete the 2009 British Red Cross Three Peaks Challenge which requires the walkers to climb and descend the highest mountains in Scotland, England and Wales in 24 hours. We are taking part in an organised event, with a number of other teams, in order to raise much needed funding for the British Red Cross. Our challenge will begin at 4.10 pm on Saturday 25th July at the bottom of Ben Nevis and will hopefully end at the bottom of Mount Snowdon before 4.10 on Sunday afternoon. Between Scotland and Wales we will be stopping off in the Lake District to climb the notorious Scafell Pike.
This is a tough physical challenge which requires a great deal of preparation and training for all those taking part. There is a huge amount of organisational and fundraising work required and although there are only 9 walkers and 4 support crew there are many, many others currently involved in promoting our challenge and actively fundraising.
The walkers are: Ben Hopkinson, Riaan Kruger, Tom Lewis, Magda Sztukowska, Donna Cairns, Patrick Conlon, John Ward, David Goldberg and Robert Robertson.
The support crew are: Elaine Thatcher, Bella Mutevelian, James Adamson and Chris Henman. It is the job of the support crew to get the walkers to the bottom of all three mountains in the quickest possible time (and to bring them home again) and to ensure they are properly kitted out and sustained for the three climbs.
We will attempt the challenge in two teams with representatives from Moretons and our sister company Crabtree Property Management Limited. We intend to keep all interested parties updated, throughout the challenge via our blog (more details later).
In 2008 a team from Crabtree attempted this challenge but only managed to complete two of the three mountains due to injuries. This experience combined with the enthusiasm of the Moretons participants will hopefully see the completion of the challenge this year.

After a lot of training and waking up each morning with a new injury, Ben Hopkinson (Director of Moretons) began his journey to climb Mount Kilimanjaro on the 7th October 2010 to support Macmillan Cancer Support (http://www.justgiving.com/Ben-Hopkinson) & The Stroke Association (http://www.justgiving.com/Ben-Hopkinson0). Thankfully Ben didn’t suffer from the dreaded altitude sickness and completed his challenge in 6 days.

Raised over £20,000 for SENSE

Over the last two years Moretons, along with the other companies within the Crabtree Group, have raised over £20,000 for SENSE, the charity dedicated to improving the lives and opportunities of deaf blind children and adults.
The majority of the money raised has come through taking part in the Ridgewalk; a 24 hour 52 mile endurance walk that takes place around the Oxfordshire and Wiltshire borders. Money has also been raised through raffles, cake sales, quiz nights and individual donations. We are very proud to support the work of this excellent charity and, earlier this month, our efforts were recognised by SENSE when they invited a representative of The Crabtree Group to attend a lunch with HRH Princess Anne. One of our Moretons Directors, Rob Robertson, attended the event and represented all of the staff who had worked hard to raise such a substantial amount of money. The lunch was attended by other fundraisers and partners in the charities work including David Stone, the double medal winning Para-Olympian.
The work with SENSE is just part of Moretons and The Crabtree Group’s commitment to support local and national charities and to ensure that we maintain our clear vision of social and moral responsibility.

Stamp duty land tax has to be paid on most purchases of houses, flats and other land and buildings. Buyers pay a fixed percentage on the previous price based on the figures within the attached table.
These changes are effective from Thursday 4th December 2014.
These changes do not mean there is a sudden hike in stamp duty as you pay the difference between thresholds.
However, there will be higher costs on any property transaction over £937,000.
With a significant amount of transactions in Central London being over £937,000 we will have to wait and see what effect this has on the Central London market.

The Crabtree Crawlers - The Challenge

The Challenge:
Brave members of the Crabtree Group (The Crabtree Crawlers) are embarking on a 62 mile walk from London to Brighton which takes place on 25th-26th May 2013 raising money for The North London Hospice.
Training programmes have already begun and the 16 strong team, along with the dependable 5 person support team, are psyching themselves up for the gruelling challenge that lies ahead. The mixed group contains experienced campaigners who are accustomed to a blister or 2 along with complete novices whose sheer enthusiasm possibly outweighs judgement!

The Cause:
The team are raising money for a local cause in the form of The North London Hospice. The North London Hospice is a charity who help people to live with potentially life-limiting illnesses providing emotional, spiritual and practical support to them, their families, friends and carers. The North London Hospice believe that everyone living in the London Boroughs of Barnet, Enfield and Haringey should receive palliative care required to minimise their symptoms, maximise their quality of life and to live and die with dignity in the surroundings of their choice. The charity also supports patients relatives, friends and carers allowing them to cope with any difficulties arising from the illness and to recover and rebuild their lives afterwards. The Elephant Parade is a conservation campaign that shines a multi-coloured spotlight on the urgent crisis faced by the endangered Asian elephant. See over 250 brightly painted life-size elephants located over central London this summer.
Each decorated by a different artist or celebrity, the elephants brighten and beautify the city, enhancing every park, street corner and building they grace. Running from May to July 2010, this is London’s biggest outdoor art event on record.
See the Elephant Parade herd at the official viewing days at the Royal Hospital Chelsea on the 25th, 26th and 28th June. From 10am to 7pm admission is free and open to the public.
